An EICR tells you what is wrong. It does not put it right. The remedial work is the second half of the job, and it is the half that actually makes the installation safe.

Which observations actually need fixing
This is where most people get caught out, so it is worth being plain about it.
- C1 – danger present. Immediate action required. We make it safe on the day.
- C2 – potentially dangerous. Urgent remedial action required. This is the most common failure code and the bulk of what remedial work deals with.
- FI – further investigation required. Something could not be established during the inspection and needs looking into before it can be coded properly.
- C3 – improvement recommended. Not a failure. An installation can be satisfactory with C3 items present and you are not legally obliged to act on them.
A report is unsatisfactory if it contains any C1, C2 or FI. C3 items alone do not make it unsatisfactory.
Some contractors quote for remedial work on C3 items as though they were failures. We will tell you plainly which is which, and if the only things on your report are C3s we will tell you that you do not need us.
What remedial work usually involves
Across the older housing stock around here the same items come up again and again, and most of them are straightforward to put right:
- Adding RCD protection to circuits that now require it
- Installing or completing main protective bonding to gas and water
- Replacing rubber or lead-sheathed cable that has gone brittle with age
- Replacing a consumer unit that has been added to repeatedly rather than replaced
- Renewing undersized or perished meter tails
- Separating borrowed neutrals left behind by old lighting alterations
- Correcting kitchen, bathroom and shower circuits altered before current zoning rules
A consumer unit replacement, from £750 + VAT, resolves a surprising number of these in a single visit. It is often cheaper than pricing the same faults one at a time.
What it costs
Remedial work is priced per item once the report exists, because the work varies enormously depending on what has been found. A single missing bond is not a rewire, and we are not going to pretend otherwise.
We give you a written price against each coded observation, so you can see what you are paying to clear each item rather than getting one lump figure. There is no call-out charge for a quote.
If you need the EICR itself, domestic EICRs start at £220 + VAT.
What happens to the report afterwards
Once the C1, C2 and FI items are cleared, the installation is no longer in the condition the original report described. You get certification covering the work carried out, so you have documentary evidence that the coded items have been dealt with.
If you are a landlord, that is what you need to hold alongside the original report. If you are selling, it is what the buyer’s solicitor will ask for.
Landlords
If your EICR came back unsatisfactory, the remedial work is not optional and it is not open-ended. You are required to have the work carried out and to obtain written confirmation that it has been done.
We work to that deadline rather than around it, and we will tell you at quoting stage whether we can meet it.
Why we are not the cheapest
Remedial work is the easiest place in this trade to make money badly – by coding generously, quoting for C3s, or clearing the cheap items and leaving the expensive ones vague.
We would rather give you an honest list, price it properly, and have you come back to us for the rewire in five years. If the installation is sound, a clean report is a perfectly good outcome and we would rather give you one than invent work.
