Landlord EICRs in Walsall

Walsall has a large private rented sector, much of it in Victorian and Edwardian terraced housing that has been wired, rewired and altered repeatedly over a century.

Landlords in England are legally required to have an Electrical Installation Condition Report carried out at least every five years, and at the start of any new tenancy. You must give a copy to your tenants and, on request, to the local authority. Where a report identifies work as C1, C2 or FI, that work must be completed within 28 days, or sooner if the report specifies it.

An EICR assesses the condition of the fixed wiring, consumer unit, sockets and circuits. On older Walsall terraces the common findings are missing main protective bonding, no RCD protection, rubber or lead-sheathed cable still in circuit, and consumer units that have been added to rather than replaced.
